Should I list my property during cold weather?

Cold and snowy weather in Southern Ontario makes it more difficult to market your home. Everyone (like the groundhog) is reluctant to peak out from the warmth of their present nest to do a physical search. It is far easier to surf through listings from the comfort of your couch (or head to the warmth of a Caribbean beach), rather than brave the icy roads and trudge through the snow.

So it is essential to “up your marketing game” with crisp pictures of interior shots, aggressive marketing through proper pricing and possible “hot chocolate” at your open houses. Of course you must ensure that laneways, driveways, steps and porches are clear of snow and ice.

One positive point in the cold and snowy weather is the low listing inventory and you can rest assured that Buyers that make the effort to come out are potentially more motivated.
